Preventive Maintenance (PM) Execute scheduled PM on water-cooled and air-cooled chillers (centrifugal, screw, and/or absorption as applicable) per OEM manuals and PM calendar Perform oil analysis, refrigerant level checks, vibration checks, and eddy current tube testing (ECT) scheduling/coordination Maintain PM checklists, update CMMS records, and close out work orders with accurate readings Corrective Maintenance (CM) Diagnose and rectify chiller faults (compressor, refrigerant circuit, electrical/control panel, oil system) with minimal downtime Respond to breakdown calls/alarms, perform root cause analysis (RCA), and implement corrective/preventive actions Coordinate spare parts requisition and manage critical spares inventory for chillers Liaise with OEM service engineers for warranty repairs or complex faults Overhauling Plan and execute major/minor overhauls of chillers (compressor rebuild, motor rewind coordination, tube bundle cleaning/retubing, gasket/seal replacement) Prepare overhaul scope of work, spares list, and job cards; supervise contractor/OEM teams during overhaul Conduct pre- and post-overhaul performance testing (capacity, kW/ton, approach temperature) and vibration/leak testing Ensure proper isolation, LOTO, refrigerant recovery/reclaim, and safe disposal per environmental regulations commissioning of chillers. Reporting Prepare daily/shift logs, PM/CM completion reports, overhaul reports, and downtime/failure analysis reports Maintain chiller performance trending (COP, approach, kW/ton) and highlight deviations to management Update asset history cards/CMMS and prepare monthly maintenance KPI reports Document lessons learned and update SOPs/PM procedures as needed Team Supervision Supervise a team of technicians/helpers, assign daily tasks, and monitor job completion against schedule Conduct toolbox talks, enforce HSE/PTW compliance (confined space, working at height, LOTO, refrigerant handling) Train and mentor junior technicians on chiller systems and safe work practices Coordinate with shift supervisors/operations engineers on plant load requirements and maintenance windows Ensure tools, PPE, and spare parts availability for the team; manage attendance and performance of crew Education & Certification Diploma / ITI / Trade Certificate in Mechanical, Refrigeration & Air Conditioning (HVAC-R), or equivalent Chiller OEM training certificates (e.g., Carrier, York, Trane, Daikin, Hitachi) preferred Refrigerant handling certification (F-Gas or equivalent); Saudi Aramco/vendor safety certifications a plus Experience 5–8+ years' hands-on experience on centrifugal/screw chillers (water & air cooled) in district cooling, HVAC, or industrial utility plants Proven experience in PM, CM, and full overhaul of large-tonnage chillers (500 RT and above preferred) Prior experience in GCC district cooling projects (e.g., Tabreed, Empower, Marafeq) is an advantage Experience supervising a maintenance crew of 3–10 technicians Technical Skills Strong knowledge of refrigeration cycle, compressor types (centrifugal/screw/scroll), controls (Micro/Pro-Vision, UCP, etc.), and BMS integration Skilled in vibration analysis, oil/refrigerant sampling, eddy current testing coordination, and rigging for overhauls Working knowledge of electrical/control panels, VFDs, and instrumentation troubleshooting Proficient with CMMS (Maximo, SAP PM, or similar) and MS Office for reporting Soft Skills / Other Requirements Strong leadership and team management ability; effective communicator in English (Arabic a plus) Good analytical/RCA skills and ability to work under pressure during breakdowns Willingness to work rotational shifts, be on-call, and respond to emergency calls Valid Saudi driving license preferred; transferable Iqama (if applicable) Sound HSE awareness — confined space, LOTO, working at height, PTW system
