POSITION SUMMARY:
Under the general supervision of the Senior Director or designee, the Door Maintenance Technician inspects, installs, repairs, modifies and maintains manual and automatic door equipment and all hardware necessary to complete assigned work.
ESSENTIAL FUNCTIONS:
- Install, service, or repair manual and automatic door mechanisms to include bi-fold, swing, revolving, sliding doors, and other openings.
- Troubleshoot and repair low voltage wiring on automatic door hardware, sensors, and electrical latching devices using multimeters and other electrical testing equipment.
- Repair or replace worn or broken door parts, using hand tools.
- Install door frames, rails, steel rolling curtains, electronic-eye mechanisms, or electric door openers and closers, using power tools, hand tools, and electronic test equipment.
- Trim, sand, shim, cut, drill, plane, secure using standard hardware, and other carpentry related tasks as to the maintenance of door assemblies.
- Study blueprints and schematic diagrams to determine appropriate methods of installing or repairing automated door openers.
- Perform preventive maintenance inspections, documents time and material consumed in performance of this work.
- Prepare cost estimates for work and coordinate the purchase of supplies and material with vendors and facilities accounting staff.
- While in the performance of routine duties; may be required, as needed to perform all work associated with all maintenance trades of an equal or lower graded classification, where the work or task does not require a specific license.
- Ensures compliance with NFPA 101, NFPA 80, life safety, healthcare, state, and federal compliance requirements as it pertains to the maintenance of door and openings.
- Conform to codes, rules, regulations and safety standards associated with the trade.
- Must be able to useâ¯computerized maintenance management system (CMMS)â¯for work assignments and or performing tasks and recording time and work completion.
- Maintain spare parts inventory and anticipates future needs.
- Attending all required training.
- Perform other duties, as required.
REQUIRED QUALIFICATIONS:
- Trade school diploma, or equivalent experience
- 3-5 years working at a journeyman level.
- Effective communication skills verbal and written
- Ability to utilize electronic devices, such as an iPad.
- Knowledge of power tools used in the carpentry trade.
- NFPA 101 and NFPA 80 trained and/or certified
- Demonstrated ability to read and interpret drawings, sketches, blueprints, and schematics
- Extensive knowledge of hazards and safety precautions as they pertain to the construction trades.
- Valid drivers license and ability to travel to off-site locations
