About the roleThe Maintenance Manager is responsible for the direction and oversight for a team of maintenance technicians, and/or roads and grounds crew for an assigned residential community to ensure company standards of quality workmanship and customer service are met for change of occupancy maintenance, resident, and property work order requests within Fair Housing compliance.

What you'll be doing
- Responsible for providing management oversight for several functions including daily operations, financial reporting, inventory control and procurement, customer service, recruitment and selection, training and development, and performance management and to an assigned team comprised of maintenance technicians, and roads and grounds and work order personnel.
- Direct the grounds and landscaping employees and activities to maintain an assigned property to meet company curb appeal standards
- Oversees the performance and quality of work for maintenance technicians in a variety of general maintenance duties including but not limited to- Plumbing, Sewer lateral, Electrical, HVAC, Drywall, Painting, Fencing, Glass repair, Screen Repair, Roofing repair, siding, interior door and trim repair or replacement, external door and storm door repair and replacement, ceramic tile/sheet vinyl and vinyl composition tile repair or replacement, stair and railing repair or replacement, locksmith work, cabinet and countertop repair or replacement.
- Train and supervise new maintenance employees in the areas of general safety, lock out tag out, personal protective equipment and all other applicable safety requirements for the workplace.
- Organizes and distributes all work orders or assigned team to ensure that response time and quality of work meet service customer service level expectations, workmanship standards, and turnaround times.
- Order or oversee maintenance supplies procurement and maintenance SDS sheets
- Prepare and Maintain OSHA logs
- Ensures the standards are met for emergency, urgent and routine service requests as well as long term preventive maintenance.
- Supervises the Comprehensive Facilities Management Process for adherence to service requests process, preventive maintenance, scheduled maintenance and follow up.
- Manage preventive maintenance program as necessary for HVAC, equipment, and maintenance systems for building and grounds to include pools, water parks and playgrounds.
- Enforce safety and housekeeping practices following ZERO Harm journey plan.
Typical Physical Demands: Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies from 50 lbs. to 75 lbs.
Typical Work Conditions: Work is performed in a maintenance/machinery environment within a residential property. Employee frequently interacts directly with other staff members, DoD partners, vendors, and residents during the workday.
Who we're looking for:
- High School Diploma or GED required.
- College courses or technical school training strongly preferred with relevant trade certifications and licenses
- Minimum of three (3) years of property management experience
- Minimum of one (1) year of supervisor experience
- Knowledge in all phases of property facilities management.
- Must be available for night and/or weekend emergency on call duties
- Required to use considerable judgement when assigning and directing work
- Must be knowledgeable in OSHA regulations
- Strong interpersonal skills
- Effective written and verbal communication skills
- Knowledge of Microsoft Office; Outlook, Word, and Excel
- Experience with Yardi property management software is preferred
- Possession of a valid, state-issued driver’s license and safe driving record is also required.
