However, competition remains fierce among candidates with ground-up and tenant improvement experience, especially for roles involving projects valued between $500K to $5M. Local expertise often gives job seekers an edge.
While a formal license isn't always mandatory, certifications in construction safety (like OSHA 30-hour) and project management credentials boost credibility. In Nashville, familiarity with regional building codes and commercial retail construction standards is highly valued.
Daily tasks include supervising field personnel, coordinating subcontractors, managing schedules to keep projects on track, ensuring adherence to quality and safety standards, and troubleshooting issues that arise during commercial retail new builds or renovations.
Senior superintendents usually demonstrate leadership in overseeing larger or more complex projects, have extensive ground-up commercial construction experience, and excel in stakeholder communication. Juniors might focus more on supporting roles and smaller tenant improvements.
At Career Development Partners, superintendents enjoy close collaboration with a small, local team, diverse project types, and a stable subcontractor base. This contrasts with larger firms where roles may be more segmented and less hands-on across varied commercial retail and healthcare projects.
Leading projects in a start-up environment requires adaptability to evolving client needs and resource management. Superintendents must juggle multi-project priorities while fostering strong relationships with local subcontractors and ensuring safety across all job sites.
Salary typically ranges from $80,000 to $90,000 annually in Nashville for this role, supplemented by a substantial bonus program tied to project completion. Benefits often include insurance, PTO, holidays, and 401(k), reflecting competitive local market standards.
Most projects are local to Nashville and its immediate region, minimizing travel demands. However, occasional regional trips may be necessary depending on project locations, but the company emphasizes local job sites to reduce commuting.
Attention to detail in interpreting building plans, proven experience managing interior build-outs, and the ability to coordinate subcontractors efficiently are key. Candidates should also be adept at maintaining quality while adhering to tight schedules.
Smaller tenant improvement projects require hands-on oversight and tighter budget control, while ground-up projects demand strategic planning, more complex coordination, and managing larger teams. Superintendents must adjust their approach accordingly.
